Terms of Service

These Terms of Service ("Terms") govern your use of Dutto Homes, a platform that connects hosts offering short-stay accommodation with guests booking those stays across Kenya. By creating an account or using Dutto Homes, you agree to these Terms.

1. Who we are

Dutto Homes is a booking marketplace. We are not the owner or operator of any listed property. Hosts are independent individuals or businesses responsible for their own units; guests book directly with hosts through our platform.

2. Accounts

• You must provide accurate information when registering and keep your login credentials secure.
• You must be at least 18 years old to create an account or make a booking.
• We may suspend or terminate accounts that violate these Terms, provide false listing information, or engage in fraudulent activity.

3. Listings and hosting

• Hosts are responsible for the accuracy of their listings, including pricing, availability, photos, and house rules.
• All new listings are reviewed before going live and may be rejected or removed at our discretion.
• Hosts must have the legal right to list and rent out the property in question.

4. Bookings and payments

• Payments are processed through M-Pesa, Airtel Money, or card, and are held until the guest checks in.
• A platform commission is deducted from the nightly rate before host earnings are released.
• Host earnings become withdrawable after guest check-in is confirmed, and are paid out via M-Pesa on request.

5. Cancellations and refunds

• Guests cancelling more than 48 hours before check-in receive a 100% refund.
• Guests cancelling within 48 hours of check-in receive a 50% refund.
• Refunds are processed to the original payment method where possible.

6. Reviews

Guests may leave reviews after a completed stay. Reviews must reflect genuine experiences; we may remove reviews that are fraudulent, abusive, or violate applicable law.

7. Prohibited conduct

• Circumventing the platform to arrange payment outside Dutto Homes.
• Posting false, misleading, or discriminatory listing content.
• Using the platform for any unlawful purpose.

8. Limitation of liability

Dutto Homes facilitates bookings but does not guarantee the condition, safety, or legality of any listed property. To the extent permitted by law, we are not liable for disputes, damages, or losses arising from a stay arranged through the platform.

9. Changes to these Terms

We may update these Terms from time to time. Continued use of Dutto Homes after changes are posted constitutes acceptance of the revised Terms.
